April 19th—is it in your Calendar yet? Valleypalooza is happening on April 19th and we are gearing up for an absolutely EPIC event.
A few main changes from last year—there is no admissionthis year, and the event does not have a “fence.” So basically, you will have the ability to shop from and visit a bunch of amazing local businesses, grab some tasty grubfrom our over 10 food trucks, listen to some incredible live music, your kids can have fun in FUNLAND, bouncing on the bounce houses, getting their face painted, playing mini golf, getting soaked in the foam party, and so much more.
The event is free. Parking is free. All activities are free. What’s stopping you from attending?

Longer DOM Is Better?
DOM=days on market. And if a home sits on the market that means the seller is more motivated, something is wrong, or you will get a better deal, right? NO. Here’s why.
I have been involved with many deals where on Day 1, or even before the home hit the market the seller was supermotivated. In fact, usually as time goes on, they become less motivated.
Something is wrong. LOL. I mean maybe the price is wrong, but what if the home is on the market for 200 days, 100 of which was a rental—does that mean the renters sucked? Not always. General opinion statements like that might cause you to lose out on a great home.
Better deal….LOLx2. Just because a home is on the market longer than another does NOT mean the Seller WILL give you a better deal. What makes a better deal is asking any homeowner for the terms you want. That seller with 200 DOM might have their pocketbook thinned and less likely to do anything.
Here’s what to look for: Find a home you love and make the offer with the terms that you’re looking for. If that is a home that has been on the market 1 day, 37 days, or 370 days. Look for the deal in the terms, not based on DOM.
