Between poolside laughter, friendly rounds of golf, and dining with friends, August was filled with memories! With the first phase of our renovation almost complete, we are eager to welcome the changing of the season and have plenty of activities and projects ahead. One project that we are excited to debut is a rebranded experience in the Explorations space. We are also excited to move forward with the Alvea Spa renovations pending county review.

With that, let’s take a look at what’s happening in September:


Golf Operations

It is crazy that think that in a couple of short months we will be back in season. As the temperatures cool off and we debut new events, we are excited to continue living the Good Life! As summer winds down, we would to thank everyone for a great summer and for enduring the heat, it is no easy task to play golf in temperatures above 110 degrees.

After we host a few final summer events, we will be closing for our yearly overseed from October 2nd-October 29th. Don’t forget that you can sign up on ForeTees to have your personal golf cart cleaned by the Member Services team on Saturdays.

Golf Course Conditions

As temperatures have remained high, fall is on the horizon. Although we had an inactive monsoon season, Encanterra received 1.5 inches of rain on August 17th, and despite the limited rainfall, the transition continues to progress, and thin/bare areas of the course continue to fill in. Throughout September, cultural practices will continue to help aid the transition. Therefore, the course will be closed on September 18th, and 25th. The maintenance team will also be spraying growth regulators and aggressively lowering heights on all surfaces starting September 18th.

This year’s phase of the bunker project will begin in early September and will include the fairway bunker on #2, #12, and all the fairway bunkers on #13. Along with the bunker project, we are scheduling the expansion of the cart path behind the main driving range tee to begin in early September. This will widen the parking area for carts using the Practice Facility and allow for a better flow of traffic in that area. Both the bunker project and the cart path project will be complete prior to overseed.


Food & Beverage

As we faced weather challenges throughout the summer, we would like to thank everyone who continued to support us by joining us at the Club.

As we are finalizing selections, we are excited and anxious to start our wine service at Explorations! With several updates on the way, we will continue to share information with you as we can. To gear up for the debut of our self-serve wine bar, we are currently offering Swipe and Sip classes. Be sure to sign up on MTL, so that you are an expert once this service is available and can beat your friends to the punch, no wine pun intended.

We will also be launching a new Palma Kitchen + Tap menu with several new dishes for you to try! Chef Byran is eager to showcase his creativity and provide you with some delicious new recipes. There is sure to be something for everyone, as always, please let us know if there is something not currently on the menu that you would like to see!

Facilities Maintenance

As we transition into the fall season, we have some exciting updates to share with you!

Starting on October 2nd, we will kick off the refresh of our Sports Shop. Expect to see new flooring, fresh paint, and additional lighting. Additionally, we are in the final stages of permits for our upcoming salon. Lastly, Solaz will undergo a refreshing transformation from October 2nd-October 15th. We apologize for any inconvenience during this brief closure.

Please be respectful of your fellow Members while smoking. As a friendly reminder, the only areas where smoking is allowed is at the fire pit behind La Cocina and Mallorca, and in front of the fireplace at The Algarve. The only exception to this is on Spirit and Cigar event nights, the area is extended but not towards Tapas bar. There is no smoking or vaping in any other areas.

We appreciate your patience and understanding as we work to enhance the good life at Encanterra Country Club! We wish you a fantastic September and an enjoyable start to the autumn season.

Dear Members,

When you chose to make Encanterra your home, you were likely aware of the fact that this community is a Homeowners Association. Being an Association means that life in Encanterra comes with many benefits, including beautiful amenities, green spaces, and a community spirit unique to Encanterra. Along with the benefits of living in an Association comes responsibilities including maintaining your property per the standards and regulations set by the Board of Directors, and adhering to the community guidelines, processes, and procedures.

Many residents may be new to living in an Association, especially one as unique as Encanterra. Whether you are new to Encanterra or not, residents are always welcome and encouraged to contact the onsite management team with any questions or concerns.

The team works from the Welcome Center at the Encanterra/Combs gate. Our lobby hours are Monday through Friday 9:00am-3:00pm. Please note that we are closed during the lunch hour from 12:00-1:00pm. Please stop by during lobby hours for general assistance or reach out to the Community Manager at rdugall@associatedasset.com to schedule a personalized, dedicated, appointment.

Landscape Updates

ProQual Update on the Turf Transition:  

As the nighttime temperatures begin to cool and the daylight hours get shorter, we start to plan for the transition from warm season Bermuda grass to cool season Perennial Rye grass.

Bermuda starts to go into its rest period when the nighttime temperatures fall below 68*, and eventually goes completely dormant (blonde) after the first hard frost.

The process is as follows: we start lowering our mowing height about 6 weeks prior to the date we sew seed. After the height is lowered to the desirable height, we will check all sprinkler functionality. We will then apply a plant growth regulator; this will retard the growth of the warm season grass and help reduce competition and allow the seedlings to mature with less interference. After the seed is sewn, we water the newly planted seed multiple times a day, for a few minutes. It is imperative that the seed remain wet enough to germinate and take root. As the seedlings mature, we fertilize them through the irrigation system. This builds strong, healthy roots and shoots for a stand of grass that is beautiful and disease resistant.

After the seedlings have reached the desirable height, we taper the watering down and begin mowing. The process from seeding to mowing typically takes 4-6 weeks, depending on temperatures and rains.

Reminder: To request landscape service for specific areas, homeowners should submit maintenance requests via www.homeownerresources.com or via the AAM All Access App. *All maintenance requests are completed in the order received and during regularly scheduled Cycle Weeks.

  • Encanterra/Combs gate repairs
  • Storm damage clean up including removal of fallen trees and branches
  • Drainage system clean out in specific parcels
  • Summer tree trimming

Repairs & Maintenance 

  • Ongoing treatment of common areas for gophers
  • Ongoing mosquito control throughout the community, this service is provided to our community monthly through November.
  • Ongoing inspection and repair of common area lighting

Upcoming

  • Fall plant replacement
  • Additional traffic control signage
  • Repairs to gate spires and reflective stickers
  • Replacement lighting at the Good Life gate area
  • Erosion repairs throughout common areas

The ARC will meet twice a month on the first and third Tuesday to review submittals. The submission deadline for each regularly scheduled meeting is the Wednesday prior to the meeting.

The Encanterra community governing documents provide the Architectural Review Committee (ARC) with sixty (60) days to review and either approve or deny all architectural change submittals. While given 60 days, our Encanterra ARC endeavors to complete reviews much more quickly so homeowners can begin projects expeditiously.

Please plan your projects accordingly to allow ample time for committee review and approval prior to beginning any project.

ARC Reminders

Please review the community guidelines fully, prior to submitting for ARC review. Ensure your submittals are complete and include all required details and backup information.

Owners who complete modifications to their backyards must have the yard recertified for drainage within 60 days of project completion. The drainage recertification must be provided to the Association and will be kept on record for the lot.


The Rules, Regulations, and Fine Policies for Encanterra are always available on the MTL website within the HOA Document Center!

Here are some tips to avoid unwanted fines:

  1. Pursuant to the CCRs, all permitted pets shall be confined to an Owner’s Lot except that a dog may be permitted to leave the Owner’s Lot if such dog is at all times kept on a leash not to exceed six feet (6’) in length.
  2. Please remember that overnight street parking is prohibited. Violators will receive a $100 fine.
  3. Please remember to keep yards free from weeds, and keep plants and trees trimmed, including palm trees.
  4. Please store trash bins out of sight, within a garage or behind a trash enclosure, on non-collection days.
  5. If you are not sure about any community guidelines or rules, always ask. We are more than happy to help you in any way we can!

Did You Know?

The Association contracts with a vendor to complete a courtesy patrol of the community seven nights per week. The vendor is onsite to record vehicles parked on the street overnight and coach light outages and does not provide security to the Association.
