Dear Encanterra Residents,

Please see the below updates and reminders from your Community Manager and contact RDugall@AssociatedAsset.com with any questions or concerns.


Storm Damage 

As many of you are aware, Encanterra received a bit of weather last night, including rain and wind. This has caused damage to both common areas and homeowner lots.

ProQual Landscape will be at Encanterra today and tomorrow, focusing on common area storm damage such as fallen trees and broken branches. Damage is addressed based on priority. Any trees or branches that have fallen onto walls or fences or are blocking roadways and sidewalks will be addressed first, along with trees or branches that are leaning or are likely to fall. When those immediate and potential threats are resolved, the crews look for trees or branches that are in open common areas and are not a threat to property or people. Because of this, the crews may not clear away all trees and branches in one area before moving to another area. They will come back for the lower priority damage once the high priority items are addressed throughout the property.

Please take a moment to check your property for storm damage. For most Encanterra residents, those not residing in the Resort Collection, the landscape on your lot is your responsibility. As the forecast calls for additional rain and wind this weekend, please check for any broken branches or leaning trees that have not fallen but are likely to during the next weather event. Homeowners may arrange landscape services with their vendors as they choose, and property damage can be reported to your homeowners insurance carrier.

For Resort Collection owners, and for anyone who observes damage in a common area, please know that ProQual crews are onsite today focusing only on damage. If there is damage that poses a threat to people or property, please report that to your Community Manager at RDugall@AssociatedAsset.com.


Gates

During high winds, the gates will default to an “open” setting to reduce damage to the system while still allowing ingress and egress to the community. Our gate vendor, Quick Pass, has been called out to reset the gates to normal function following the weather event from last night. As additional weather events are expected throughout the weekend, residents may see the gates held open again. We understand that this is frustrating for owners, but it prevents serious damage to the gates.

Over the weekend, if there is a malfunction with the gate systems where gates are held shut, preventing owners from entering or leaving the community, please contact the AAM after hours maintenance emergency line at 602.647.3034 or 866.553.8290. If the gates are held open, the gate vendor will be on site as early as possible next week to repair.


Community Reminders

Encanterra has an onsite AAM Management team ready and available to assist residents. The Admin Assistant, Assistant Manager, and Community Manager work from the Welcome Center at the Combs/Encanterra Boulevard Gate House and are happy to meet with residents about architectural requests, compliance concerns, common area maintenance, account balances, etc. Feel free to drop by between 9:00am and 3:00pm (please note that the office is closed for lunch from 12:00pm-1:00pm) Monday through Friday or email the team to set up a specific day and time to touch base.

We would like to remind residents to please keep your dogs on a leash which does not exceed 6’ in length, whenever they are not confined to your home or fenced-in yard.  Dogs should not be permitted to trespass onto another homeowner’s lot and should always be under the direct physical control of the owner when in common areas, including sidewalks and streets.  Please clean up after pets in common areas.

Lastly, please keep your speeds low as you drive through the community.  Stay alert for pedestrians, bike riders, golf carts and animals.  Obey all traffic regulations including stop signs and speed limits.  Do not drive while intoxicated or distracted.  Taking a bit of extra time and care while driving can prevent accidents!
