Golf Course Maintenance With Alex Ward, Golf Course Superintendent
This year’s transition has been progressing well. Even though we have not received any rain or monsoon activity, we have had several humid mornings where the dew point has been ideal for Bermuda growth. We hope that mother nature will start to cooperate and deliver some rain or monsoons to help the weak areas fill in.
Sod has been laid in areas that did not have adequate Bermuda coverage and we will continue laying sod through August as needed. Also in August, we will continue to be aggressive in the weaker areas with verti-cutting, slicing, spot fertilizing, and adding extra water cycles or use of hoses and micro sprinklers to help promote growth. The maintenance team will also be verti-cutting the established areas, mostly fairways and tees, to promote a healthier plant.
Below are some pictures to help show our progress.
Hole 2 Front Green Bunker | 3 Weeks Apart
Hole 18 Left Rough | 3 Weeks Apart
The bunker project is scheduled to begin around the end of August or the first part of September with completion prior to overseeding. This year, the fairway bunkers on Holes 2, 12 and 13 will be completed. There are still some issues in securing sand as the demand has risen drastically. The contractor is confident in reserving the sand and will secure the sand prior to any work being started.
Food & Beverage With Cornelius Cover, Director of Food & Beverage
Thanks so much for braving the higher temperatures and checking out the happenings with Food & Beverage! We’ve had some great events around the Club and have more exciting ones coming up in August.
The remodeling in Explorations is complete and the coffee is now available. The wine portion should be starting toward the end of August, and we can’t wait to bring you a brand new experience here at Encanterra.
Also in August is National S’mores Day on the 10th, and we’ll be celebrating with something sweet at Palma.
Pasta Night has been such an enormous success and we appreciate your excitement and support. Whether you’re carbo-loading for your next marathon or just love the Italian noodle dishes, come on down to Palma for made-to-order pasta cooked before your very eyes by one of our expert Culinarians! However, we are switching Pasta Night to Mondays in August, starting today, August 7th. If you haven’t tried it yet, we hope to see you for the next one and if you have tried it, we’re sure you’ll be back soon!

BlueStar Resort & Golf
Encanterra Community Association
Dear Members,
I have been working with the Board of Directors, the Encanterra Membership, on-site Welcome Center team, and the BlueStar Resort & Golf Team for the past few weeks. I want to sincerely thank everyone for the very warm welcome. I am happy and excited to have the opportunity to work with Encanterra.
In my brief time here, I have learned many things about the community and residents. First and foremost, I have learned how involved the residents are in this community, which is truly great to see! So many of you have been active in reaching out to share suggestions and concerns, and to ask questions. Please know I am always happy to assist, whether that is providing information, getting work orders submitted to vendors, or talking through a situation and explaining why a suggestion may not feasible at this time. My goal is for every resident of Encanterra to know they can reach out and contact me, and that I will do my utmost to respond and provide a solution.
Please always feel free to send me an email at rdugall@associatedasset.com, whether that is with a question, concern, a request to meet onsite, or just to say hello. Thank you!
Sincerely,
Rachel Dugall Community Manager

Landscape Updates
The granite replenishment projects in the Resort Collection and select Master common areas have been completed! Thank you for your patience and cooperation during this project.
In August, Pro Qual will begin a 20% trim project for plants in the Master common areas. These plants were hard cut last winter, and then allowed to grow naturally over the past few months. They will now have about 20% of growth trimmed and shaped. This trimming method is recommended by ALCA (Arizona Landscape Contractors Association) as part of their Sustainable Landscape Maintenance Program. This trimming method promotes the long-term health of the plants by allowing them to grow and flower without monthly sheering and shaping. Healthier plants are more likely to survive the extreme temperatures here in Arizona, from our winter freezes to the triple digit summer days. You may notice plants looking a little more “overgrown” than they have in the past, but that is part of the natural pruning process which allows plants to grow full and lush.
With our record setting temperatures this summer, we have seen several plants and trees struggle and die. These are being tracked, but will not be replaced until the weather cools, to allow the new plants a good chance of survival. Please feel free to report any dead plants to me at rdugall@associatedasset.com.
Additional project details will be sent out via separate MTL communications.
Reminder: To request landscape service for specific areas, homeowners should submit maintenance requests via www.homeownerresources.com or via the AAM All Access App. *All maintenance requests are completed in the order received and during regularly scheduled Cycle Weeks.

Community Architectural Update
The ARC will meet twice a month on the first and third Tuesday to review submittals. The submission deadline for each regularly scheduled meeting is the Wednesday prior to the meeting.
The Encanterra community governing documents provide the Architectural Review Committee (ARC) with sixty (60) days to review and either approve or deny all architectural change submittals. While given 60 days, our Encanterra ARC endeavors to complete reviews much more quickly so homeowners can begin projects expeditiously.
Please plan your projects accordingly to allow ample time for committee review and approval prior to beginning any project.
Community Compliance Update
The Rules, Regulations, and Fine Policies for Encanterra are always available on the MTL website within the HOA Document Center!
Here are some tips to avoid unwanted fines:
Pursuant to the CCRs, all permitted pets shall be confined to an Owner’s Lot except that a dog may be permitted to leave the Owner’s Lot if such dog is at all times kept on a leash not to exceed six feet (6’) in length.
Please remember to store any temporary patio umbrellas out of sight when not in use. Wind gusts may displace the umbrella if left open, unsecured, and unattended during a storm.
Please remember that overnight street parking is prohibited. Violators will receive a $100 fine.
Federal regulations require us to verify the age of homeowners living in our age restricted neighborhoods every two years. If you received a notice for age verification, please email me a copy of your driver’s license, (rdugall@associatedasset.com) or present it to us in the HOA office.
If you are not sure about any community guidelines or rules, always ask. We are more than happy to help you in any way we can!
As always, thank you for your support and diligence in maintaining our beautiful community!
