Spring is officially here which means there is plenty of fun on the horizon at Encanterra. Between the many Lifestyle Events and holidays like Easter and Mother’s Day, we know there’s plenty of opportunities for everyone to have great time. But ensuring those fun times are had takes work from each and every department here at the Club, so let’s get into some updates on what the team has been focused on!
Q1 Member Pulse Survey
Thank you to everyone who had the opportunity to complete the first “Pulse” Member Satisfaction Survey of the year in February. As a way to get more continuous feedback from the Membership, BlueStar has developed a new process for surveys this year. In addition to the annual survey that takes place in the late fall, slightly shorter “pulse” surveys are being conducted each quarter. A random selection of Members will be chosen for each, so if you were not invited to take this first “Pulse” survey, you’ll be invited to take one in the future. Those that were selected to participate in this survey will not be chosen again this year for the Pulse surveys. However, all Members will be able to participate in the annual survey that will go out in the fall.
Nearly 170 Members took the time to share their thoughts and comments in February and we’re grateful for their feedback. The verbatim comments are very valuable, and I have distributed them to the appropriate department managers for their review. Overall, the comments were generally positive and provided us good insight from the Members’ point of view. Your perspective allows us to improve the Club and your enjoyment of it. In that spirit, here are the top line results I would like to share from the February “Pulse” Survey. The numbers below show the comparison of Encanterra to the average of all other Clubs in the BlueStar network. Golf Operations With Damian Lane-Lehew, Director of Golf
We hope you are all doing well and enjoying your time on the green! There’s lots of events coming up so let’s get right into it.
Firstly, we would like to congratulate Mrs. Swift and Lexi de Laveaga on their fantastic victory in the Ladies’ Member-Guest tournament. It was a closely contested event, but the champions held their nerve and came out on top. Well done to all the participants, and a special congratulations to the winning duo.
Looking ahead, the Men’s Member-Guest tournament is almost here. We know that many of you are eagerly anticipating this event, and we encourage you to start making your plans now. It promises to be a thrilling competition, and we can’t wait to see who comes out on top.
Finally, we would like to remind you all about the upcoming Master Pick a Pro tournament on Saturday, April 9th. This is always a popular event, and we expect a great turnout. Make sure you sign up early to secure your spot.

Golf Course Conditions With Alex Ward, Golf Course Superintendent
As spring gets closer, frost and weather delays continue to be prevalent. Since January 1st, Encanterra has had 35 days of either frost or rain. This weather has resulted in a delay in golf tee times or restrictions on golf cart use. February was a colder month with the average high temperature of 60 degrees and average low temperature to be 36 degrees with 1.41 inches of rain.
What is frost? Frost is frozen dew that crystalizes on the grass, making it hard and brittle to touch. Blades of grass consist of 90 percent water, which is why it freezes so easily. If someone or something was to walk on the frozen grass, this would cause the plant to break and the grass cell walls to rupture thereby hindering the grass to grow normally.
Did you know that the average foursome will take approximately 300 steps on each putting green? And with the effects of walking on the grass not seen immediately, the average golfer may not understand the importance of a frost delay. On average, the effects of frost damage are not seen until 48- to 72-hours after the membrane damage has occurred, causing the grass to turn brown and die (as shown above).
You may think that it needs to be freezing to create frost; however, this is not the case. Frost may occur overnight, but it often occurs at sunrise before the temperature begins to rise. Grass absorbs the sunlight and heat during the day and then loses the heat when the sun goes down. The results of this could cause the temperature of the ground and grass to be cooler than the air temperature. Frost begins to form at 39°F, 4°C or lower. If the sky is clear there is a greater chance for frost. When there is cloud cover, the air and ground tend to be warmer with the cloud cover almost acting as a blanket.
As golf enthusiasts, superintendents do not like to delay play, but we are more concerned about turf damage and the quality of conditions for the golfer. Frost also creates a hardship on a golf facility’s staff as all course preparations are put to a halt until thawing occurs. Golf carts can cause considerable damage; therefore, personnel cannot maneuver around the course to mow, change cup positions, collect range balls, etc.

Food & Beverage With Cornelius Cover, Director of Food & Beverage
Happy Spring! Warmer weather is upon us and we’ve been turning up the heat throughout the department as well! Firstly, if you haven’t heard, we’re excited to have Executive Chef Bryan Hulihee on the team. Bryan comes to us from the Landry’s, Inc. where he has spent the last six years of his career. Before that, he spent many years working at Scottsdale’s Roaring Fork. Bryan is excited to work alongside Seer and the rest of the Culinary Team to improve food quality and consistency.
We’re also excited to introduce Tony Gonzales as a Food & Beverage Manager. Tony brings over 20 years of experience with much of that being focused on customer service. Most recently, Tony owned and operated his own café in Phoenix and before that was the General Manager at Fazio’s and Rock Lobster. We are very excited to have Tony on our team and are looking forward to his positive impact.
In addition to Bryan and Tony, we have a number of new team members in all areas who are very excited to meet you all. If you see someone you haven’t met yet, please be sure to introduce yourself.
Finally, I’d like to echo Trish’s sentiments above by saying thank you for all the feedback on the recent Member Pulse Survey. We’re already diving into the results and thinking of ways to make the Food & Beverage experience better based on your comments. Additional training with our team and ensuring our service standards are clear should help ensure you all have a great experience no matter when or where you dine here at Encanterra. We’ve also met with the entire Bar Team and have collaborated on some new after dinner drinks on our dessert menu to put the cherry on top of your meal, so to speak.
Perhaps the biggest improvement we’ve made in response to your feedback is the introduction of Members Only Reservations in Palma! Starting Friday, March 24th Palma Kitchen + Tap will be piloting a Members only reservation program for Friday and Saturday dinner service. This pilot reservation program will be available through April 29th and will be offered for dinner reservations starting at 4:00pm. To attend dinner on Friday or Saturday evening, please click here! Mossa Athletic Club is focused on bringing Members new fitness programming with Tai Chi classes, Yoga classes, and various bootcamps (as well as evening classes/programming!). Facilities Maintenance With Mark Alexander, Facilities Director
As the Director of Facilities, I am pleased to provide you with an update on the improvements coming to our Club.
We will complete a refresh of several areas in the Club, including the Grand Living Room, Explorations, La Cocina, Sports Shop, and Compass Room. The updated spaces will be modern, elegant, and inviting, creating an enhanced Member experience.
Our spa will be undergoing a refresh, with updated décor and new retail products available for purchase. We believe that these changes will make your spa experience even more enjoyable.
We will also complete repairs to the lap pool deck, which is in need of attention. We will replace shower valves and faucets in the locker rooms, ensuring that they are in good working order. We believe that this will enhance the locker room experience for our Members.
We have also completed repairs to the main entry door and replaced the door handles in the Grand Living Room and Palma Patio. These repairs ensure that our facilities are safe, secure, and welcoming for our Members.
We take pride in maintaining our facilities to the highest standard, and we are committed to providing the best possible experience for our Members. If you have any questions or concerns, please do not hesitate to contact us.

Our lobby hours are Monday through Friday 9:00 a.m. to 3:00 p.m. (we are closed during the lunch hour, 12:00 to 1:00 p.m.). Please stop by during lobby hours for general assistance or reach out to schedule a personalized, dedicated appointment.
To assist new homeowners in getting familiar with association basics, we host a monthly New Member Orientation Meeting on the third Thursday of each month at 10:00 a.m. via Zoom. Our HOA Member Orientation sessions answer basic questions new homeowners may have about the Encanterra Community Association. Please register via MTL here.
Landscape Update
Our third Landscape Learning Session was held in early March. Thank you to all homeowners participating in the sessions and for all your wonderful, informed, landscape questions.

Crews continue their pre/post emergent schedules as well as fertilizing many of our turf areas. Once treated, areas dry quickly; however, we do recommend avoiding areas while our technicians are actively spraying.
As temperatures warm up, crews will be trimming any frost damage occurring on the more sensitive plants. While temperatures remain consistently cooler, the damaged stems act as temporary insulation to protect the remainder of the plant.
Landscape Maintenance Teams have been working on regular mowing, plant size management, granite grooming, and planting in areas where plants were lost in the past. We have also applied landscape products to the lawn areas.
The Arbor Team trimmed a select group of trees over 10 feet in the Resort Collection.
We are identifying areas where grass has historically been difficult to grow due to shade caused by the community trees maturing, and slope areas where irrigation water is difficult to manage effectively.
There was much cleanup needed after the storms and winds – many tumbleweeds blew in from surrounding areas.
We are happy to report the water conditioning and fertilizer injection system is in place and operating. This new system installed at the irrigation pump station will help manage the irrigation water quality and soil fertility for healthy plant development.
Reminder: To request landscape service for specific areas, homeowners should submit maintenance requests via www.homeownerresources.com or via the AAM All Access App. *All maintenance requests are completed in the order received and during regularly scheduled Cycle Weeks.

Michelle’s Community Architectural and Compliance Update
The Encanterra community governing documents provide the Architectural Review Committee (ARC) with 60 days to review and either approve or deny all architectural change submittals. While given 60 days, our Encanterra ARC endeavors to complete reviews much more quickly so homeowners can begin projects expeditiously.
Beginning March 1st, the ARC will meet twice a month on the first and third Tuesday to review submittals. The submission deadline for each regularly scheduled meeting is the Wednesday prior to the meeting.
Please plan your projects accordingly to allow ample time for committee review and approval prior to beginning any project.

Here are some tips to avoid unwanted fines:
Under the community CCRs, all pets should always remain leashed – this includes within any retention basin green spaces.
All pets should be leashed on leashes not to exceed six (6) feet in length. Thank you for being courteous of your neighbors and ensuring the health and safety of all pets (big or small) within Encanterra!
Please remember that overnight street parking is prohibited. Violators will receive a $100 fine.
Thank you to all homeowners who have completed the exterior paint updates! Are you curious as to how to determine if your paint is ready for a refresh? Please look for a cumulation of several of the following characteristics:
Transparency showing stucco framework
Discoloration, blotchy, or “dirty” appearance
Cracking/Peeling/Chipping/Bubbling along roof lines
Cracking/Peeling/Chipping/Bubbling on trim around windows, doors, and entryways
Cracked caulk and the appearance of wood “pulling away” around doors and window frames
Fading to undertone colors causing the home to look generally tired or worn
Federal regulations require us to verify the age of homeowners living in our age restricted neighborhoods every two years. If you received a notice for age verification, please email me a copy of your driver’s license, (mwerlinger@associatedasset.com) or present it to us in the HOA office.
