Dear Members,

It has been great to see you all enjoying yourselves around the Club. Thank you all for your continued support. While there is much to update you all on, I’d like to start with a few reminders:

  • Feedback | While our team strives to be the best we can be for you at all times, mistakes can happen. We’re working to be better all the time, so if you run into an issue or experience something which needs to be addressed, I kindly ask that you please reach out to one of our Managers or me directly at Trish.Huff@Encanterra.com. We will not be the community we can and should be if Members are confronting other Members, guests, or our team directly. Primary amongst my responsibilities is maintaining a safe, comfortable, hospitable environment for all, and to do that, we will all need to work together. I appreciate your support.
  • Walking on the Golf Course | There is absolutely no walking, riding bicycles, walking your pets, or playing on the golf course. The golf course is for golfing only. It does not matter the time of day or if we are closed. The golf course is for golfing only.
  • Dog Policy | Please remember that pets are not allowed in the Club, including the Mail Room, or on the Club patios. Legitimate service animals are, of course, the exception.

Fitness & Wellness

Summer may be winding down, but the happenings in Alvea Spa and Mossa Athletic Club are not! The Beat the Heat Summer Spa Specials are still available through September 30th. Treat yourself with these great offers while you can! Additionally, we have Dr. Dorian’s IV Clinic on September 24th. Click here for details on that and mark your calendars for a Meet & Greet with her on September 18th.

Over in the Gym, the September Movement Calendar has been released. One class we’d like to highlight is Tabata Torcher on Saturdays at 9:30am. Torch those calories using Tabata timing. We will move through a series of exercises for 20 seconds with a 10 second active rest. Strength, agility and body weight exercises will be incorporated into a 45 minute sweat fest! All levels welcome. Many options will be given so you can push or pace yourself.

Golf

With only one month left in the 2022 summer season, we are looking forward to the 2023 season just around the corner. You can expect to see several changes and updates next season. Stay tuned for more information on new tee sheet software, the 2023 Member Book, and updates to policies/procedures.

Upcoming Golf Course Closures

  • September 10th | Outside event, Closed from 7:00am -to 1:00pm, tee times available after 1:00pm
  • September 5th – 16th | Outside event, Morning crossover available from 7:00 – 9:00am, Closed from 11:00am – 1:00pm
  • September 19th | Monday Closure, Maintenance
  • September 26th | Monday Closure, Maintenance
  • October 3rd – 28th | Overseed Closure

Reminders

  • Please fill your divots with sand. DO NOT replace your divots. The sand allows a for a faster and better healing surface.
  • Please repair your ball marks on the greens.
  • Only 2 carts per group are going to be allowed per tee time. This will be enforced with facility and private carts. Click here for a video from the USGA about cart usage and recommendations.
  • Dress codes must be followed at all times, whether on the practice facility or the golf course.

Maintenance Updates

The summer is ending and overseeding preparation is just around the corner. After a slow transition season, the Bermuda grass continues to fill in and should be in good shape to provide a seed bed for the winter ryegrass in the upcoming overseed.  The lack of and timing of the rainfall this year slowed the transition process, with Encanterra receiving just over 3 inches of rain in 2022 compared to 12 inches in 2021. Overall, Encanterra has 150 acres or 6,534,000 square feet of turfgrass and this summer we laid approximately 70,000 square feet of sod to aide in the transition process.

The second year of the Bunker Renovation project is set to begin Monday, September 5, 2022. This year, the chipping green bunker, green side bunkers on Holes #3, #5, #6, #7, #8, #11, #16, along with the 2 fairway bunkers on Hole #1 will be completed. On Hole #11 the front green side bunker will be reduced in size to allow for a more playable golf shot.   We will be using the same liner and sand mix as last year with “Capillary Concrete Hybrid” method for the liner and 50/50 AZ white bunker sand.

During the process, we will have signage informing players of holes that are being worked on that day. It may be possible to have 1, 2 or 3 holes closed for play at a time. Bunkers that are under construction will be played as ground under repair. We appreciate your understanding during this renovation process and ask you to please adhere to all course signage and skip any hole that is closed to ensure the optimum safety for everyone on the course.


Food & Beverage

Moving into September, the weather is still hot! We always recommend making a reservation when dining at Palma Kitchen + Tap. When everyone is eating inside, it can make the restaurant feel busy and full, and we have a limited number of tables, so please try and book ahead of time, when possible.

A quick reminder on corkage as we’ve received a number of questions on this lately. The Corkage Policy has not changed, but we would like to remind everyone that you are only able to bring wines that you’ve purchased through the Club to enjoy at Palma Kitchen + Tap. The bottles you bring in must have the ECC sticker on the bottle and you cannot bring wine that wasn’t purchased through the Club. This would violate liquor laws and put our ability to carry alcohol at Encanterra at risk.

The Algarve will be launching a new menu very soon! Swing by The Algarve pool to check out some of Chef’s newest culinary creations. We will also be changing our menu at Palma Kitchen + Tap! Some exciting new dishes to feature as well as some old favorites, of course!

Looking for something fun to do? We’ve got wine tastings, cooking demos, and a whiskey dinner all happening in September! Be sure to stay tuned on MTL for updates and events.


Facilities & Maintenance

Here are a couple of things Mark Alexander and his team accomplished in the month of August:

  • Replaced wire run to the Solaz pool lights.
  • Installed new fryer at Algarve.
  • Repaired pool handrail at Algarve.
  • Refreshed granite around La Casa entrance.
  • Replaced water filters on all global tap bottle fill stations.

BlueStar Resort & Golf

Encanterra Community Association

Dear Members,

I have enjoyed meeting many of our Members who have stopped by our HOA offices during the last month! Our lobby hours are Monday through Friday 9:00 a.m. to 3:00 p.m. (we are closed during the lunch hour, from 12:00 p.m. to 1:00 p.m.) Please stop by any time or call to schedule an appointment.

In addition, we have New Member Orientation Meetings on the third Thursday of each month at 10:00 a.m. via Zoom. Our HOA Member Orientation sessions answer basic questions you may have about the Encanterra Community Association. Please register via MTL.

Landscape Update

  • Beginning mid-September, all turf areas will begin the preparation for winter rye grass overseeding.
    • Turf areas will be cut low.
    • Turf area watering will be minimized and yellowing of turf may be seen as the summer Bermuda grass goes dormant.
    • Aeration will be completed.
    • Winter rye seed will be overseeded into the turf areas and watering will be increased to encourage rapid growth of the new winter rye grass.
  • Crews have resumed tight trimming practices in the Resort Collection and we have received an overwhelmingly positive response from homeowners.
  • Sprinkler nozzle and emitter replacements continue, with over half of the community completed to date.
  • Regular line flushing completed in Resort Collection and Association common areas. *Please note, line flushing results in temporary standing water and water runoff onto roadways, etc. 
  • Reminder:  Homeowners may submit common area maintenance requests via www.homeownerresources.com and via the AAM All Access App.

Completed Projects

  • Repairs
    • Irrigation pump station repairs have been completed.
    • Lake 8/9 pump station inlet cleared of accumulated silt and debris.
    • Sidewalk repairs on Encanterra Blvd.
    • Sidewalk repairs on Algarve Pl.
    • Sidewalk repairs on Atole Pl.
    • Sidewalk repairs on Thistle Way
  • Replacements
    • Pump station filters have been replaced.
    • Remaining vehicle gate decals have been replaced.
  • Annual Drywell Inspections
    • Cataluna, Espalion, Giocare, Ischia, Finisterre, Milan, Sorrento, Harmonia, Escala, Delanova, Balearic, and Andalusia neighborhoods

Ongoing Projects

  • Community wide lighting repairs/replacements.
  • Affordable Pest Control will be spraying for mosquitos twice a month through November.  Please keep in mind, treatments will not prohibit or eradicate mosquitos entirely, so please take the necessary steps to protect yourself and your family.

Upcoming

  • Three drywells will be installed in designated Giocare neighborhood common areas. The project has experienced unforeseen delays and is currently scheduled for mid-September.
  • Three French drains will be installed in designated Giocare neighborhood common areas to connect additional areas to the drywells once the drywells are installed.
  • A drainage rockwell will be installed in the Las Condes/Stoneware common area.
  • Four irrigation controllers will be upgraded.
  • Sixteen irrigation modems will be upgraded and brought online to efficiently manage the community smart controller environmental system.  Benefits include weather sensors and the ability to minimize watering during wet conditions.
  • Drywell cleaning and/or repairs are scheduled for completion in September in the Finisterre, Harmonia, Cataluna & Espalion neighborhoods.

Golf Cart Safety Reminder

Golf carts are permitted on designated golf cart pathways or roadways only. Golf carts are not permitted on sidewalks at any time.

Michelle’s Community Architectural and Compliance Update

Encanterra’s Rules, Regulations, and Fine Policies are always available on the MTL website! Here are some tips to avoid unwanted fines:

  • In late September, we will begin conducting exterior paint inspections in the community, watching for faded garage doors, trim, and/or home body exteriors. If your garage door or home needs a refresh, you will receive a courtesy notice and sufficient time to complete the improvements.  *Please note, the standard lifetime of exterior paint in Arizona is about 5-7 years, due to the constant sun exposure.
  • With monsoon season in full swing, please be sure to check your yard for weeds and extra growth, as it doesn’t take long for these items to get out of control.
  • Please remember that overnight street parking is prohibited. Violators will receive a $100 fine.
  • Federal regulations require us to verify the age of homeowners living in our age restricted neighborhoods every two years. If you received a notice for age verification, please email me a copy of your driver’s license, (mwerlinger@associatedasset.com) or present it to us in the HOA office.
  • If you are not sure about any community guideline or rule, always ask. We are more than happy to help you in any way we can!
