It’s hard to believe how quickly July flew by and how August is already here! Despite the heat and humidity we’ve had this summer, it’s been so nice to see so many of you up at the Club and enjoying the community. Only a little longer before temperatures start to cool once again, so let’s all enjoy it while we can!
While there is much to update you all on, I’d like to start with a few reminders:
Feedback | While our team strives to be the best we can be for you at all times, mistakes can happen. We’re working to be better all the time, so if you run into an issue or experience something which needs to be addressed, I kindly ask that you please reach out to one of our Managers or me directly at Trish.Huff@Encanterra.com. We will not be the community we can and should be if Members are confronting other Members, guests, or our team directly. Primary amongst my responsibilities is maintaining a safe, comfortable, hospitable environment for all, and to do that, we will all need to work together. I appreciate your support.
Dog Policy | Please remember that pets are not allowed in the Club, including the Mail Room, or on the Club patios. Legitimate service animals are, of course, the exception.
Overnight Parking at the Clubs | Overnight parking is not allowed at either Club. Cars parked overnight will be towed at the owner’s expense.

What better way to beat the summer heat than with one of the many exciting things happening at Alvea Spa and in the Mossa Athletic Club?! Tabalyn and her team have worked on some great offerings for our Members to enjoy throughout the month of August, including:

Golf Course
Rain, rain, where is the rain?! It seems like the monsoons have been going right around Encanterra this year. Some storms seem as though they’re on track to reach us, but then fizzle out. Why is rain so important? Well, rain, humidity, and dew point are all key on Bermuda grass growth. A good gauge to watch is the drew point. When the dew point is above 52 degrees, Bermuda grass is more likely to have growth with it’s rhizomes and stolons spreading, which is good. The golf course maintenance team has started to sod thin areas and will continue this practice through August. This will still allow time for the Bermuda grass to knit down prior to overseeding.

We’re scheduled to begin bunker renovations around the third week of August. There has been a little delay in reserving the necessary materials like concrete, sand, liner, etc. but the contractor is confident that the project will go as planned. The greenside bunkers on 3, 5, 6, 7, 8, 11 (front bunker reduced in size), 16 and the practice area will be completed. Also, the fairway bunkers on Hole 1 are scheduled to be renovated this fall.
Over the last several years, the plants in the landscaped areas of the golf course have taken on a “lolli-pop” or “Disneyland” look. This type of trimming is not best for the plant’s health and goes against the standard trimming guide set-up for Encanterra. We will be working with the crew to adhere to the standards set-up in the trimming guide. This style of trimming will allow for a heathier plant and will take advantage of the flowering on the plants. The crew may not trim each species of plant each time they come through, but rather trim the plants based on their flowering schedule. Below is an example of the trimming for Green Cloud Sage.

Dear Members,
I have enjoyed meeting many of you who have stopped by our HOA Offices during the last month! Our lobby hours are Monday through Friday, 9:00 a.m. to 3:00 p.m. (we are closed during the lunch hour, 12:00 p.m. to 1:00 p.m.). Please stop by any time or call to schedule an appointment.
In addition, we have New Member Orientation Meetings on the third Thursday of each month at 10:00 a.m. via Zoom. Our HOA Member Orientation sessions answer basic questions you may have about the Encanterra Community Association. Please register via MTL.
Landscape Update
Per Board direction, Resort Collection team to resume tight trimming practices in response to overwhelming homeowner feedback.
Additional weekly Resort Collection irrigation valve checks to be implemented.
Turf areas aerated, fertilized, and additional watering cycles added to encourage the growth of our summer Bermuda grass.
Sprinkler nozzle replacement is underway to allow for the most efficient and effective watering of all common areas.
Regular line flushing completed in Resort Collection and Association common areas. *Please note, line flushing results in temporary standing water and water runoff onto roadways, etc.
Reminder: Homeowners may submit maintenance requests via www.homeownerresources.com and via the AAM All Access App.
Completed Projects
Repairs
Milan Neighborhood – Turf replacement completed in repaired drywell area.
Lake inlet cleared of debris and a 10’ silt clearance area established.
Lighting – multiple pole lights, bollard lights, and Algarve entrance tree lights repaired.
Replacements
Irrigation pump replaced.
Welcome Center chandelier lights replaced.
Ongoing Projects
Additional irrigation pump house repairs are ongoing and will be completed as quickly as possible.
Bollard light repairs near Leverenz and Santa Lucia.
Affordable Pest Control will be spraying for mosquitos twice a month through November. Please keep in mind, treatments will not prohibit or eradicate mosquitos entirely, so please take the necessary steps to protect yourself and your family.
Annual drywell inspections are ongoing for the community and will be completed as quickly as possible.
Upcoming
Three drywells will be installed in designated Giocare neighborhood common areas. The project is tentatively scheduled for mid-August.
Three French drains will be installed in designated Giocare neighborhood common areas to connect additional areas to the drywells once the drywells are installed.
Golf Cart Safety Reminder
Golf carts are permitted on designated golf cart pathways or roadways only. Golf carts are not permitted on sidewalks at any time.
Please contact the City of Queen Creek Police Department for any suspicious activity, health, safety, or welfare concerns. Emergency: 9-1-1. Non-Emergency: (480) 358-3500.
Michelle’s Community Architectural and Compliance Update
Encanterra’s Rules, Regulations, and Fine Policies are always available on the MTL website! Here are some tips to remember in order to avoid unwanted fines.
Read all HOA governing documents at move in, as well as each year, as they change according to the needs of the community. This includes the CC&Rs, Design Guidelines, Rules and Regulations, Fine Policy, and any Amendments.
Notify the HOA office prior to adding anything to the exterior of your home, including wall or yard décor. Architectural request forms are needed for any exterior additions to your home.
Overnight street parking, between the hours of 12:00 a.m. and 5:00 a.m., is strictly prohibited. The fine for overnight parking is $100.
If you are not sure, always ask. We are more than happy to help you in any way we can!
